When you’re selling your home, you want to make sure that it’s in the best possible condition for potential buyers. One way to do this is to have a pre home inspection done before putting it on the market. I know this is an extra expense but well worth it. This will give you a chance to fix any problems that might be found, and it will also help you to get an idea of what kind of shape your house is really in.
While you can’t control everything, there are a few things you can do to prepare for a home inspection and ensure that it goes smoothly.
Here’s how to Prep for a Home Inspection.
- Declutter: This is probably the most important thing you can do to prepare for a home inspection. The inspector needs to be able to access all areas of the house, including closets, cabinets, and attics. If there are too many items in the way, it will be difficult for the inspector to do their job properly.
- Deep Clean: The entire house from top to bottom. This includes things like dusting ceiling fans, cleaning the oven, lift up the stove top and clean underneath and scrubbing the floors.
- Replace light bulbs: While it may not seem like a big deal, having burned out light bulbs can be a red flag for home inspectors. Not only does it make your home look neglected, but it can also be a safety hazard. Replacing all of the light bulbs in your home before an inspection is simple and inexpensive.
- Hide any cords or cables from view: This may include things like hiding wires behind furniture or using cord covers. Home inspectors are very meticulous, so it’s important to make sure your home is as presentable as possible.
- Make sure all appliances are turned on and in working order: The inspector will be checking to make sure that all of the appliances are working properly. This includes the oven, stovetop, dishwasher, washer, and dryer.
- Fix any minor repairs: If there are any small repairs that need to be made, make sure to take care of them before the inspection. This will show that you’re taking care of the property and it will also help reduce the chance of getting a low appraisal.
- Check for any obvious damage: Look for any signs of water damage, mold, or structural damage. These are all red flags that will need to be addressed before the sale can go through.
